# Tankless Water Heater Freeze Protection: The Truth About Built In Protection
Southern builders mount tankless water heaters on outside walls and nobody mentions it at closing. The unit hangs there through every freeze with a set of exposed pipes below it, and those pipes are the most commonly frozen lines in the South.
What the built in protection actually does
Your tankless unit almost certainly has internal freeze protection: small heaters inside the cabinet that keep the heat exchanger from freezing. Two things about it that the manual says quietly and homeowners learn loudly:
First, it protects the unit, not the plumbing. The supply lines, valves, and fittings below the cabinet are outside its reach entirely, and that is exactly where freeze failures happen.
Second, it runs on electricity, and hard freezes and power outages travel together. Battery backup units buy minutes, not hours. When the grid fails on the coldest night of the year, the built in protection fails with it.
Third, and this is the expensive one: manufacturer warranties commonly exclude freeze damage. The protection that fails in an outage is also the damage the warranty will not cover.
The ten minute fix
Wrap every inch of exposed pipe below the unit: foam pipe insulation, seams taped, fittings and valves covered too, metal sheds heat fastest. Keep the unit powered through the event. And never wrap or cover the unit itself. It vents combustion air, and covering it can be worse than covering nothing.
During an extended power outage in a hard freeze, the fallback is the same as the rest of the house: shut the main, open a low faucet, and drain the lines down so there is nothing left to freeze.
The recirculation trick
If your unit has a recirculation mode, running it during the freeze keeps warm water moving through the loop, the same moving water principle that protects pool plumbing. It costs a little gas and protects a lot of pipe.
The rest of the wall
